Coralina Apartments — Frequently Asked Questions

1) What are the move-in costs?
The application fee is $75.00 per person, the admin fee is $150.00, and the security deposit ranges from $300 to one month’s rent.
2) Are utilities included in the rent?
Water, sewer, trash, and pest control are billed with your rent and are not included in base rent. Electricity is through LCEC.
3) How long is the lease term?
Lease terms are available between 7 and 24 months.
4) What are the late fees and grace period for rent payments?
Rent is due on the 1st and late on the 5th of the month. The late fee is 10% of the amount owed.
5) Is renters’ insurance required?
Yes, renters’ insurance is required.
6) What is the policy for breaking the lease early?
At lease signing, you may choose to pay a two-month termination fee or pay rent until the apartment is re-rented.
7) How is rent paid?
Via ACH, debit, or credit card through the online resident portal, or through a Walk-in Payment System at participating retailers. Rent is not accepted at the office.
8) What is the pet policy?
Pets are welcome with breed restrictions. One-time fee $400 for the first pet and $200 for an additional pet (max 2), plus $30 monthly pet rent per pet.

No, furnished apartments are not offered.
13) What is the guest policy?
Guests may stay up to 14 days without being added to the lease.
14) How are maintenance requests handled?
Submit requests via the resident portal. Emergency maintenance is available 24/7 by calling the office number.
15) Is there 24/7 emergency maintenance?
Yes.
16) How is pest control handled?
Pest control is performed quarterly by building; residents can request service as needed.
17) What is the neighborhood like?
Mostly residential, quiet, and convenient:
- Groceries: Publix (~0.5 mi), ALDI, Walmart Neighborhood Market, Sam’s Club.
- Dining: Along Hwy 78 (Pine Island Rd.).
- Parks & Recreation: Jim Jeffers Park & Cape Coral Sports Complex (~0.7 mi); minutes to Matlacha & Pine Island; Sun Splash nearby.
- Schools: Christa McAuliffe Charter Elementary, Trafalgar Middle, Trafalgar Elementary (nearby).
- Water Access: Intracoastal Waterway to the west; Gulf access a few miles away.
- Commute: Convenient to Fort Myers and Cape Coral commercial hubs.
18) How are packages received?
No on-site package lockers. UPS, FedEx, and Amazon deliver to the door.
19) What is the lease renewal policy?
Written notice 60 days prior to lease expiration is required. If not renewed before expiration, the lease converts to month-to-month at a new rate.
20) Is subletting allowed?
No, subletting is not allowed.
21) Are washers and dryers included?
Yes — all apartment homes include a full-size washer and dryer.
22) What appliances are included?
Refrigerator with icemaker, range/oven, dishwasher, microwave, garbage disposal, and washer & dryer.
23) Is there additional storage for rent?
No.
24) What are the internet and cable options?
Wired for Quantum Fiber. Residents set up and pay providers directly.
25) What are the income requirements?
Minimum monthly income of 2.5× the monthly rent.
26) What schools is the community zoned for?
Trafalgar Elementary School, Trafalgar Middle/Junior High School, Baker High and Mariner High School.
27) What grocery or shopping is nearby?
Publix, Walmart, ALDI, and Farmer Joe’s.
28) What hospital is nearby?
HCA Florida Cape Coral Emergency — approximately 3.5 miles away.
29) Is the community gated?
No.
30) Is the community near a bus route?
No — the closest bus route is about 4.8 miles away.
